GZEL brings properties, landlords, tenants, rental billing, utilities and the related accounting into one workspace. The letting records and the financial transactions stay connected. Because GZEL is web-based, staff can do that work from anywhere, including meter readings on site.

Properties, landlords and tenants

Keep the properties you manage together with their landlords, tenants and contracts. Each property stays connected to the people, the billing and the documents that belong to it. Access follows the person’s role in that company.

Rental billing

Rental billing is raised from the letting contract and posted through the accounting system. The charge lands on the tenant account, and the billing run can also prepare the landlord side of that period. Deposits agreed on the contract are held on the tenant deposit account.

Utility billing

Water, electricity and sewerage can be billed from the meter readings and the tariff set for the property. A usage tariff can be a single rate or stepped tiers. The reading, the calculation and the charge stay with the rental billing, rather than in a spreadsheet beside it.

Fixed municipal charges

Fixed municipal charges can be kept on a fee schedule for the property and included in that contract’s rental billing, alongside the rent and any utility charges.

Trust account cashbook and supplier payments

A letting business can keep a trust cashbook for its property-management trust account. Supplier invoices can be processed and paid from that cashbook, so the payment is recorded with the letting books rather than outside them.

Meter readings in the field

On site, a browser-based field app lets people enter utility meter readings. The phone lists authorised meters from its location, with the closest first. The person confirms the property and the meter, and types the reading in. A photograph can be taken and stored from the same screen, with the server-recorded time. Those readings are then available to the billing workflow. The photograph is evidence. It is not used to read the meter for you.

Supplier invoices

Supplier invoices and debit notes for property costs can be recorded in the letting workflow and posted through the supplier accounts.

Landlord and tenant statements

Rental billing can prepare a tenant statement and a landlord statement for the billing period, so the charges and amounts for that month sit with the people they belong to.

Property documents

Property documents can be kept in the GZEL workspace. Landlords can open the documents made available to them from the letting portal, together with their statement.
